78 Overlook Circle is located in the idyllic, quiet neighborhood of Gulf Pines in Miramar Beach - just a short walk to the sugar white sand and emerald-green waters of the Gulf of Mexico! Our recently renovated home, lovingly referred to as “Sheer Bliss”, features 5BRs, 5BAs and sleeps up to 23 guests. It even offers a pocket nursery in one of the bedrooms with a crib and changing table. With private deeded beach access and a private pool, 78 Overlook Circle is the perfect beach spot!
The first floor of our three-story beach home features a cozy living area, a guest bedroom, a full bathroom, a dining area, and access to the back deck and private pool. The first guest bedroom is furnished with two sets of bunk beds (twin over twin, twin over full). The living area offers a sleeper sofa, a PAC MAN arcade game, a game table, an HDTV, and convenience to a full bathroom with a walk-in shower. The dining area features a refrigerator, coffee maker and microwave as well as a high-top table with seating for three. The pool area is accessed from the first floor and offers lounge chairs, a gas grill, a covered patio with seating for five and a furnished cabana.
The second floor features open living space, a fully equipped kitchen, a full laundry room, a newly designed living area, a primary bedroom and two additional guest bedrooms. Our kitchen offers stainless appliances, granite countertops, and all the cookware needed to prepare a gourmet meal. With breakfast bar seating and seating for 6 at the dining table, there is room for everyone! Designed with relaxation in mind, the living area offers plush furnishings, an electric fireplace, an HDTV and access to the deck overlooking the pool area! The primary bedroom is furnished with a king bed, a twin over twin bunk bed, generous closet space and an ensuite bathroom with a tub/shower combination. From the primary bedroom there is access to the covered back deck. The second guest bedroom offers a luxurious king bed and an ensuite bathroom with a tub/shower combination. Across the hall, the third guest bedroom features two queen beds, access to the back deck, and a bathroom with a double vanity and tub/shower combo.
The top floor features a private suite with a king bed, a cozy sitting area, a private balcony with seating for two, and an ensuite bathroom with walk-in shower. There is also a crib and changing table, if needed.
Gulf Pines is located just minutes from the area’s best eateries, galleries, boutiques, and nightlife. With nearby golf courses, playgrounds, shopping and live entertainment, there is fun to be had by all. Emerald green waters and white sandy beaches are just across the street. POOL: The pool (5.5 deep) may be heated for an additional $60/nt, and must be purchased for the entire length of stay. There is an overflow spa area built into the pool, but this is not a hot tub. Pool heating must be purchased for the spa to be heated. We must be notified 3 days prior to your arrival if you wish to have the pool/spa heated.
PARKING: The garage is not available for guest use. Parking available for up to 6 vehicles depending on size. Parking for boats, trailers or RVs is not permitted at the home.
OTHER: Tents and canopies not permitted on the beach. Events such as weddings or gatherings are not allowed at the property or the community common areas.
CANCELLATION: Reservations that are cancelled more than 30 days prior to the arrival date receive a full refund. Reservations cancelled 14-29 days prior to arrival receive a refund of 50% of the amount paid. Reservations cancelled within 14 days of arrival receive no refund unless the guest purchased travel insurance. Guests are required to complete a rental agreement by electronic signature within 3 days of booking.
